Do I need air sealing before I add attic insulation?
Air sealing in Torrance closes the gaps that let air move between your attic and the rooms you heat and cool. Your house uses less energy, your power bill goes down and your attic stays drier. It's usually the step that should come before any new insulation goes in.
Most people call because the upstairs runs hot or the room over the garage never feels right, and they figure the attic needs more insulation. Sometimes it does. But insulation slows heat without stopping air, so if the gaps stay open, the new stuff just has a draft blowing through it. The price mostly turns on how much old insulation sits on top of the leaks, how easy your attic is to get into, and whether something has to be fixed first, like a wet patch from a roof leak or old wiring. Those same things set the schedule, because repairs come before sealing. I look at the space before I put a number on paper, and if the old insulation is too far gone to keep, we can plan insulation removal into the same job.
How can you tell your house is leaking air into the attic?
Upstairs never cools down
A bedroom or the room over the garage stays hot while the rest of the house is fine. That usually means conditioned air is escaping into the attic and attic air is coming back in, and the longer it goes, the harder your system works for rooms that still feel stuffy.
Dark streaks in the insulation
If you peek in the attic and see gray or black smudges on the insulation, that's dust left behind by air pushing through it. It usually marks a gap around a light, a pipe or the top of a wall, and every season it stays open the insulation around it does less.
Drafts around the hatch
You feel air moving at the attic hatch, or dust collects around ceiling lights and vents. The hatch is one of the most commonly missed spots, and leaving it open means you're paying to heat and cool the attic too.
Work that often goes with sealing
Basement insulation
Basements lose air where the house framing sits on the foundation, and insulating down there keeps the floors above from running cold.
Closed-cell foam insulation
Dense foam that blocks air and moisture in one layer, worth the extra cost when ducts or tight framing make sealing gap by gap a losing battle.
How we handle air sealing services
Air sealing is mostly detective work with a caulk gun. The leaks that matter are small and usually hiding under old insulation, so we pull it back and go find them instead of guessing. Anything that would undo the work gets fixed first, like wet insulation from a roof leak, moldy or rotted wood, a fan blowing damp air into the attic, or old knob and tube wiring that shouldn't touch insulation. Then we seal the gaps around lights, pipes, wires, the hatch and the tops of the walls with sealant, foam or rigid blocking, depending on the size of the hole. We keep the vents at the eaves clear so the attic can still breathe, and when insulation goes back in, it goes in even all the way to the edges, not piled up in the middle.
Some houses need more than the attic. If your ducts run through the attic, closed-cell foam insulation can seal and insulate in one pass. If your house has a basement, we look at basement insulation too, because the leaks down there pull air through the whole house.
Seal the gaps, top up the loose fill
This suits most attics, and it's what I recommend more often than not. You get the gaps closed and the blown-in insulation, loose fill sprayed through a hose, brought back to an even depth for less than foam.
Foam where the ducts live
Foam costs more, but it seals air while it insulates. When the ductwork is up in the attic, that usually tips the decision toward foam.
Seal only, no new insulation
Sometimes the insulation up there is dry, even and deep enough, and the gaps are the only problem. If that's your attic, I'll tell you so instead of selling you a top-up you don't need.

I write every estimate myself
I come out to every job and look at the space before I put anything on paper. That way nobody pays to bury a problem under fresh insulation.
A crew I trained, checked by me
The crew doing the sealing is one I trained myself, and I check the work before we leave. Missed gaps are easy to spot from the attic floor, so that's where I look.
Licensed and insured
We're licensed and insured. A crew walking on your ceiling joists is no place to guess about coverage.
In business since 2017
We've been in business since 2017. We're based in Torrance and work here and in the cities around it, where we see plenty of houses with ductwork running through the attic.
The order matters more than the material, so the leaks get found and fixed before anything new goes on top. Call (424) 318-3075 or send us a request to get started.
What happens after you call about air sealing?
Call or send a request
Reach us by phone or the form, and we'll get back to you to set a time. Tell us how you get into the attic so I know what I'm climbing into.
I look at your attic
I come out, check the attic and any other spaces that matter, and write the estimate on the spot. It lists what gets fixed first, what gets sealed and what goes in, so you see the whole price before anything starts.
The crew seals and cleans up
The crew handles the repairs first, then the sealing, then any insulation. They clean up after themselves, attic and house both.
I check it before we finish
I go back up and look over the work before we call it done. If something isn't right, it gets fixed before we leave.
Common questions
How much does air sealing cost in Torrance?
The cost depends mostly on how much old insulation sits between us and the leaks, how hard your attic is to reach and whether anything needs fixing before we seal. Topping up insulation afterward adds to it, and foam costs more than loose fill. I'll give you your own number once I've seen the attic.
How do I find the air leaks in my attic myself?
You can catch the obvious ones, but a home search usually misses the small, hard-to-find leaks that do the most damage in an existing attic. In older houses they tend to sit under layers of insulation, so you'd have to dig through it to see them. That's the part we're hired for.
What is the best way to air seal a house with gas appliances?
Have the venting tested before and after the sealing, because a tighter house can sometimes make a water heater or furnace that vents on its own push exhaust back inside. ENERGY STAR suggests that testing for homes with gas or oil appliances, and some homes also need an added ventilation fan once the leaks are closed. If you have gas appliances, we'll talk about getting that testing done as part of planning the job.
What should I do if my attic has vermiculite insulation?
Leave it alone and assume it may contain asbestos, which is what the EPA recommends. Vermiculite looks like gray-brown or gold pebbles rather than fluffy fill. If you have it, we plan the sealing so that insulation stays where it is.
Which California license covers air sealing and insulation work?
Caulking and weather stripping fall under the state licensing board's D-65 weatherization class, which doesn't cover insulation, while installing insulation falls under its C-2 class. Attic sealing often runs into insulation work, so ask any contractor which class covers what they're quoting you.
Are there programs in Los Angeles County that help pay for air sealing?
There are two worth looking into. Los Angeles County's EBD program covers building envelope work like insulation and air sealing for its participants, and the state's Weatherization Assistance Program sends community partners to do an energy audit in low-income households, with improvements that can include sealing holes and cracks around doors, windows and pipes. Whether a Torrance home qualifies is something to check with each program.
