Does your Torrance attic need air sealing before more insulation?
Attic air sealing closes the gaps where air slips between your rooms and the attic, at the hatch, the light cans and the holes cut for pipes and wires. At SealPro Torrance Insulation Company we do it for Torrance homes before any new insulation goes in, and paired with that insulation it cuts drafts, can lower your heating and cooling bills, and helps keep moisture, dust and pests out of the house.
Most calls start with an upstairs that won't cool down or a power bill that keeps creeping up, and the cause is usually attic air finding its way in around openings nobody ever sealed. The price turns on how many leaks there are, how big they are and how hard your attic is to move around in, and the schedule turns on whether anything has to be fixed first, like damp insulation or old wiring. I'll tell you which of those your attic has once I've been up there.
How can you tell your attic is leaking air into the house?
Upstairs rooms stay hot
The bedroom over the garage or under the roof stays warm long after the sun's down, even with the AC running. Usually hot attic air is slipping in around ceiling openings, and every summer you wait is another summer of the AC fighting a leak it can't win.
Dust lines around ceiling fixtures
Gray smudges around light cans, vents or along the edge of the ceiling are dust left behind by air moving through a gap. It's a leak you can actually see, and it keeps pulling attic dust into the room while it's open.
Drafts and a rising power bill
Cold air near the floor on winter nights and a bill that climbs with no new appliances usually mean air is leaking through the ceiling. Until those gaps are closed, you're paying to heat and cool the attic along with the house.
Work that often goes with sealing
Retrofit insulation
Adds to the insulation you already have once the gaps underneath it are closed.
Spray foam insulation
Covers the roofline when the attic holds your ducts or furnace, sealing and insulating together.
How we handle attic air sealing
I start in the attic with a flashlight, because wet insulation, moldy or rotted framing, a fan venting into the attic or old knob and tube wiring has to be fixed before anyone seals over it. The estimate lists the hatch, the light cans and the pipe holes along with what closes each one. Our crew then seals the narrow gaps with caulk or foam, and closes bigger openings, like the boxes that hide ducts or the space behind a kneewall, with rigid blocking sealed in place. A furnace flue gets metal flashing and high-temperature caulk instead of foam, plus a metal dam that keeps insulation off the hot pipe. Soffit, ridge and gable vents are meant to stay open, so they stay open, because an attic that can't breathe ends up damp.
Sealing is the first half of most attic jobs. After it, we usually bring a thin layer up to depth with retrofit insulation, since loose fill over a sealed ceiling is the best value in most houses. Spray foam insulation costs more, but it seals and insulates at once, so I recommend it when the ductwork lives in the attic and tell you plainly when it won't pay for itself.
Sealing only
For attics that already have enough insulation in decent shape, where the drafts come from gaps rather than thin coverage. You pay for the leaks and nothing else.
Sealing with a top-up
For most older attics, where the insulation is thin and the gaps were never closed. We seal first, then add blown-in insulation, loose fill sent up through a hose, over the top.
Sealing with foam at the roof
For attics where the ducts or furnace live, since foam closes the roof deck and insulates it in the same pass. It costs more, so I only suggest it where it earns that.

I look before anyone sells
We've been doing this since 2017, and I come out to every job and write the estimate myself after I've been up in the attic. That way nobody pays to bury a wet spot or a bad wire under new work.
A crew I trained, work I check
The crew that seals your attic learned the job from me, and I check every attic before we leave. The person who looked at it first is the one who signs off on it.
Licensed, insured, permits checked first
We're licensed and insured. California's energy code covers work on existing homes as well as new ones, and whether your job needs a permit is up to the office that covers your address, so we check with them before we start and handle the paperwork and inspections when one's needed.
Getting the order right matters more than anything we put up there, so request a visit and I'll start with a look.
What happens after you call about attic air sealing?
Call or send a request
We get back to you and set a time for me to come out. It helps to tell us where the attic hatch is, whether it's in a closet, a hallway or the garage.
I inspect and write it up
I go up into the attic and check for damp, damage and old wiring before I price anything. The estimate lists what gets fixed first, what gets sealed and what goes in, so you can see where every part of the cost goes.
Our crew seals the attic
The crew closes each leak on the list, leaves the vents clear and cleans up after itself. Most of the work happens up in the attic, not in your living room.
I check before we leave
I go back up and check each item on the list before we call it finished. Then I show you what got sealed and how.
Common questions
Should I seal my attic before adding insulation in Torrance?
Yes, sealing comes first, and the federal energy guidance says to finish the air sealing before the insulation project. Loose and batt insulation slow heat but don't stop air, so a leak under new insulation keeps right on leaking. A sound quote names caulk, foam or blocking for each leak, not just more inches on top.
How much does attic air sealing cost in Torrance?
Attic air sealing in the Los Angeles area usually costs about $350 to $2,300 per job. Where yours lands depends on how many leaks there are, how big the openings are, how easy the attic is to get around in and whether anything needs fixing first. The estimate shows which of those apply to your attic.
Is attic air sealing safe if I have a gas furnace or water heater?
Yes, as long as the gas appliances are checked to make sure they still vent the way they should. In homes with gas or oil appliances, sealing can sometimes push combustion gases back into the house, so the usual advice is to have a home performance contractor test that they draft properly before and after the sealing. Tell me what gas appliances you have when you call.
Who can legally do attic air sealing in California?
A licensed contractor, unless the whole job is minor work of $1,000 or less that needs no permit, done by someone with no employees. California's contractors board counts anyone installing insulation for temperature or sound control as an insulation contractor. So if the person bidding your job brings a crew, they need a license at any price.
How long does attic air sealing take, and do we have to leave the house?
You usually don't have to leave, because the sealing happens up in the attic with caulk, foam and blocking. How long the crew is up there depends on how many leaks there are and how tight the attic is to work in. I'll tell you what to expect once I've seen it.
How do I handle vermiculite insulation in my attic before air sealing?
Have it tested for asbestos by an approved lab before anyone disturbs it, and that includes us. Vermiculite is the pebbly, gray-brown loose fill found in some older attics, and your local health department can name an approved lab. If it's up there, sealing waits until the results are back.
